Having raised a daughter in Rio Rancho, I appreciated the links relating to the school system. Zoning is residential, mobiles OK. No Leans and taxes are around $24 a year and current through 2009. No association fees or time limit to build. Power and phone are nearby. Water and sewer are by well and septic (the norm for this area). I should add, the water in Rio Rancho is so good, that it is bottled and sold in Albuquerque as bottled water. Just as an aside: I used to be an environmental chemist in a major lab. I have personally tested the local water in the lab and found it to be very good. Very good, well maintained, dirt roads lead to the parcel. The highest bidder will own this parcel of land. One seller is getting $14,000 for a 1/2 acre parcel in Unit 26 with financing. Granted, his price was RETAIL. But this is eBay after all. We all shop eBay for the bargains, not retail prices. I’ve seen bighorn sheep in the rock outcroppings in the hills nearby. I took pictures of a herd of elk along the road about 15 minutes away in the winter time, and a herd of pronghorn antelope. FISHING Spinney Reservoir, 10 minutes away, has excellent fishing for rainbow, brown and cutthroat trout. I have personally caught (and released) over 30 fish in a day there ranging from 14 to 25 inches. Elevenmile Reservoir, 15 minutes away, has a variety of fish from trout to kokanee salmon to northern pike and is a great place to take the kids. The South Platte River, within 10 minutes offers excellent fly fishing for trout in all size ranges. The <a href="http://land-fsbo.com/search.cfm?State=Arkansas" class="kblinker" title="More about arkansas &raquo;">Arkansas</a> River, less than an hour away, has great fishing and is famous for its rafting. The front half of the property is somewhat meadowy with a sparse amount of trees and the rear of the property is moderately to heavily treed which presents a nice diversity. The views are beautiful. You cross the tracks and travel 4.8 miles to Terry St. where you go left. Follow Terry 4.3 miles to Valley View Sign and stay on Valley View for .6 miles. Turn left on Randall Blvd and travel 1.2 miles to the property on the left. I have marked the driveway with Stacked rocks. The property has a firepit already dug and at least two nice spots already cleared for tent camping. Taxes are 56.00 per year . The parcel number is 206 56 020 and the lot is in Kaibab Knolls Estates #19 Lot 796.
