I went to the lot and took these photos. the others are of the clubhouse, lake, and marina which are nearby. It is a very pretty area, with some of the best roads I have ever driven on. The town of Troy is only a few miles away and has all your everyday shopping needs, and Charlotte is only an hour away. This would be a GREAT place to live if you like privacy and quiet! Carolina Forest is right across the lake from Morrow Mountain State Park. This lot is in a beautiful northern section of the community and feels like a mountain retreat. I have seen deer in this section of the community almost every time I have driven out to the lot. Even if you don’t plan on trying to build right away, there are plenty of amenities in Carolina Forest to enjoy: Gated community with security personnel (you will receive gate cards and car decals) Well maintained swimming pool right on the lake (with newly remodeled bathrooms) Picnic areas Trails (one right near the lot) Beautiful clubhouse for parties, gatherings, etc A playground A campground is available for tent camping and RV camping and even a small cabin Permanent and Temporary docks – Boat slips are available! Free boat/jetski/seadoo/canoe, etc storage yard. My favorite feature! Once you own a lot you can just leave your boat here and then come set sail any time you want. Regular events such as Valentine’s day dinner in the clubhouse, Christmas gatherings, July 4th fireworks, New Year’s party, etc. The board just voted to grant one free clubhouse rental in 2011 to member paid in full before March. I have already paid HOA fees in full and will leave this free rental for the winner (more info in the “ADDITIONAL DOCUMENTS” below). Water meter is to lot and is about 18.00/ 6 months. Also, there is no sewer to the lot, the subdivision is (I think) all septic, and this lot was tested for a 3-bedroom home and failed the perk test. It will have to be retested which requires a pit to be dug prior to retesting. The lot could also be retested with a different location for a proposed septic tank ( I specified a location near the road.) An alternative system might also be an option. Of course, this would all become a non-issue if the subdivision ever installs sewer lines. There is a home a few lots over. You can see all of the area on Google Earth.
