It is Unit 2, block 252, Lot 10 The lot is 125ft road frontage and 297ft deep. I have had the land since 2003 and the plan was to develop it when I retired, however things have changed and I need to cash the land in to cover moving costs. I have seen Lot 15 of block 252 in Unit 2 up for sale with a cash price of over $10,000. My lot has a  price of only $3,000 and I&#8217;m open to offers Plus you will get another lot free of charge. The lot is at Unit 9, Block 812, Lot 13 OK so it&#8217;s not on the best unit in Sunsites but it is still a good acre lot. All taxes are paid up to date on both lots. Unfortunately there is a $200 charge to help cover the registering of the deeds. Also for safety and convenience you can pay for the lot via Paypal. These lots need to go, I need the money and soon. But with the combination of the railroad and the early the sheep and cattle industries, Sanderson thrived for a time. Terrell County was created by the Texas Legislature in 1905. About 1,500,000 acres of land was sectioned off from Pecos County. The population decline began after the Interstate Highway 10 was built. Prior to that, U.S. Highway 90 was the main route to points east and west. In 1965, a devastating flood took 27 lives. Homes and buildings were destroyed or damaged and even highway bridges and the railroad suffered major damage. The town slowly recovered after the tragic loss but the population did not. The Southern Pacific railroad moved the crew-base from the Sanderson terminal in 1995 and this took many families out of Sanderson. The number of large ranches have also since declined. The mountain range is generally 10-15 mi wide, narrower in the north, and west of the Detrital Valley northeast. The southern end of the range with the two wilderness areas is a larger block and the Warm Springs Wilderness is made of a mountain section called Black Mesa (western Arizona), separated from the north section by Sitgreaves Pass, on the route to Oatman, AZ. The high point of the range is Mount Perkins at 5,456 feet (1,663 m),[1] located west of the water divide of the Detrital Valley northeast, and the Sacramento Valley (Arizona) southeast. The Cerbat Mountains border eastwards. Mount Perkins, in the center-north of the range, is located at 35.56999°N 114.50858°W. The elevation in the area of this claim ranges from 3,300 to 3,750 feet, and temperatures ranged from a high of 70 degrees (F) to a low of 40 degrees in the winter. The average temperatures in the summer will range from 90 degrees during the day to a low of 55 degrees at night, but can reach temperatures of 100 degrees or more. BASE CAMP This entire area is relatively easily accessible by dirt road. A 2-wheel drive car can get about a third of the way into this claim off of route 93 South, but I would recommend a good high clearance 4-wheel drive or even quads to drive right onto the claim. The area is full of dirt roads, so a good map and a good GPS unit is a must, but we’ll show you exactly where it is, so finding it will not be a problem. I advise caution whenever driving or hiking on this claim – the entire valley is dotted with abandoned mines – some of them easy to see from a distance, and some of them impossible to see until you are right on top of them. I would estimate that only 25% of them are roped or fenced off – the rest are wide open and you should be extremely careful if entering them. We set up a base camp pretty close to the claim and were able to pull a 24’ toy hauler in the whole way. I could have probably brought it right onto the claim, but did not want to risk getting stuck or getting a flat. A couple of spare tires and an air compressor are strongly recommended for obvious reasons! Also, be sure to bring in whatever water you may need, as there are almost no water sources in the area 10 months out of the year. We started our day off with a little camp coffee &#8211; always tastes better in the field for some reason And we ended our day with a camp fire to enjoy the incredible sunset!!!
